Bouncing from Crisis to Crisis...

We had a hot water heater, once. LP powered.
Now we have a tank that runs over out the top, around the heat vent. It's shot.
I've just cut off water to the house while we try to figure out what to do. Well, obviously what to do is replace the hot water heater, but there are details.
(1) If I hadn't spot-checked the tank today and discovered the massive leak, I would have checked it in a day or two when it stopped heating water. The propane tank read 0%, 15 lbs. pressure when I checked it- effectively dry. It'll be cheaper to have a new 220 electrical line run and convert to an electric heater than refill the tank.
(2) The leaking has further damaged the walls and floor of the little chamber it sat in. Walls in the two bathrooms in the house, being paper-thin plyboard from 1970s trailer house construction, will have to be completely replaced.
(3) It was damn hard last time to find a hot water heater that would fit in that small space. Likely this time it will be impossible, which means figuring out where to put the new one.
(4) Oh, and Monday is my grandmother's 89th birthday, and my aunt is coming up over the weekend to visit.
